Most valuation courses hand you frameworks and call it done. The gap between textbook method and an actual appraisal report stays wide - and that gap costs people confidence, time, and credibility.

bifixoo was built in Dublin in 2018 to close that gap. We teach property valuation techniques the way practitioners actually use them - with real transaction data, local market context, and structured reasoning.

Where this came from

The founders of bifixoo spent years inside Irish property transactions - appraisals, disputes, planning reports - and kept noticing the same problem: people who understood theory couldn't explain their reasoning under pressure.

That observation shaped every course we build. We don't start with definitions. We start with a property, a question, and the methods professionals reach for first - the comparable sales approach, the income capitalisation method, and residual land valuation.

Each module is built around a specific decision point. By the end, participants can defend a valuation figure, not just produce one.

Three things that shape every course

These aren't values written for a brochure. They're the decisions we make every time we design a new module or revise an existing one.

Irish market specificity

Yield rates, planning constraints, and comparable transaction databases differ significantly from UK or continental European contexts. We use Irish data throughout - CSO figures, Property Price Register entries, and local planning decisions.

Method before conclusion

A valuation figure means nothing without the reasoning behind it. Every module teaches participants to document their assumptions, select the appropriate method for the asset type, and justify their adjustments explicitly.

Paced complexity

Residual valuation looks intimidating until you've worked through it on a straightforward site. We sequence content so that each new concept has a worked example already familiar to the learner before the harder variation appears.
